Simple No Risk Strategy To Squeeze More Money Out Of Your Customers!

If you had a no-risk way that is guaranteed to fatten your wallet, would you use it? Of course you would. I have a simple solution to do that, and I’m shocked that most internet marketers are not implementing this simple strategy. If you implement it, you’ll be ahead of most of the average internet marketers. Anyway, this is what you do:

Simply put an additional offer order form right before your customer completes their purchase.

This additional offer can be two things, a cross-sell and an up-sell. You can use a cross-sell by combining a related product to the original order. Or you can use the up-sell by giving your customers an ‘upgraded or premium version’ of your product.

Here is an example of a cross-sell:

“Yes! I want to gain Maximum Muscle In Minimal Time with the Maximum Muscle Protein Powder for $30 right now! Also include my 12-bar box of Maximum Muscle Protein Bars, the perfect food bar for the serious bodybuilder at the rock-bottom price of $19.97!”

(In this case, protein bars are related to original product, the protein powder.)

Here is an example of an up-sell:

“YES! I want to super size the soda and fries for only 50 cents more!”

(In this case, the bigger portion of the meal is the upgraded version of the original product.)

The reason you want to do this is because your customer already has his credit card in hand and are receptive to buy your original product. The cross-sell and up-sell technique works because it plays into your customer’s impulse buying habits.

Like I said before, there is absolutely no risk in having these offers. Your customers can either order your package deal or they don’t. But let’s say only 50% of your customers do order your additional offers; calculate how that can fatten you wallet. There is nothing to lose, and more money to gain! You will only win in this situation!

Just be creative when cross-selling your products. You can figure it out, just use your common sense! Here are a few examples to get you started:

Golf equipment - after they’ve purchased hundreds of dollars of equipment, would your prospects want to know how to improve their swing? Offer them an instructional DVD or a subscription to a golf magazine.

Insurance - after your prospect bought an auto insurance policy, offer them a vacation package at $100 off.

Information products - after your prospect bought your $597 product, offer them a limited time offer of purchasing the bonus CD set that usually sells for $397 at a one time only price of $97.

Just integrate these offers in your website ordering page with a checkbox. The beauty of offering these upsell/cross-sell goodies is that it takes a minute to implement, but doesn’t cost you any extra money to advertise and promote.

To sum up, the cross-sell/up-sell works well because people are in the ‘buying’ mode, and it takes less effort push them deeper in your extra ‘money-saving’ offers. If you want some extra money with very little effort, start using this strategy today!

Pay-per-click, or PPC, advertising is one of the most effective methods for drawing traffic to a website or blog. At the same time, it is potentially one of the most costly methods for marketing. If done correctly, however, the return on investment (ROI) will pay off quite nicely.

A PPC advertising campaign is one that involves paying to have your blog appear among the “Sponsored Links” or the “Sponsor Results” you find on the right hand of the screen when you perform a search with a search engine such as Yahoo or Google. You accomplish this by placing a bid on certain keywords and keyword phrases. Then, every time someone enters those keywords into the search engine, your blog will be brought up in the sponsored results. As you can imagine, paying for a PPC campaign can be quite costly. After all, even if you are paying just five cents per click and you have 1000 clicks per day, that is $50 per day. But, if only one or two of those people are people who are actually interested in your blog, the cost certainly isn’t worth it.

So, how exactly do you make your PPC campaign worthwhile? This is where your marketing research comes in handy. Since you now know the needs of your target audience, you can select keywords for your PPC campaign that will draw in visitors who are interested in what your blog has to offer.

Be certain to select keywords that are very specific in order to bring in the right type of traffic. For example, if you are maintaining a blog about dog training, you should not set up a PPC campaign based around the word “dog,” as this can bring in visitors who were looking for information about dog breeds, searching for dog food, trying to find instructions for building a dog house, or any other possible term associated with dogs. Rather, select keyword phrases that are more specific to dog training in order to bring in the right type of web traffic.

When searching through the various keywords you can select for your PPC campaign, you should look for phrases that are popular while still being within your budget. You should also place a bid on phrases that will allow you to be within the top 5 results. That way, they will be displayed on the first page of the search engine results and will be more likely to be seen by your target audience.

If you are looking for a quick way to boost traffic to your site and if there is room in your budget, PPC advertising is a good route to take. Otherwise, you may want to explore other methods of marketing that are not quite so costly.

Training With Treats: Do It Right!

Hey even I’m willing to learn new things if there’s a broiled lobster in it for me.

When I’m hungry that is.

If I’m not hungry, or if I’m so distracted that a lobster won’t tempt me, then I’ll blow you off to continue doing what I want, not what you want.

That’s pretty much how your dog sees the issue when you train with food. If he’s hungry at the moment, and if there’s nothing more compelling going on, food can be a great way to reinforce behaviors you teach your dog. On the other hand, if Fido isn’t food motivated, or if he’s got something “better” to do, he won’t be interested.

Nonetheless, training with food has its benefits when used as a motivator and a reward. For those dogs who just aren’t normally interested in treats, you can substitute play with a toy if that motivates them.

The first thing you have to know about using food in training is how NOT to use it. The primary rule is not to use it to stop an unwanted behavior. Instead, use it to create a new behavior you want to teach.

With those rules in mind, you won’t teach your dog to stop growling at other dogs by using food. But you may be able to teach him to sit more quickly if there’s something tasty in it for him.

Before I tell how you to deliver food treats when training, let me tell you WHY you should not use food to try and stop an unwanted behavior. The answer is because you can accidentally reinforce the very behavior you’re trying to stop.

For example, let’s say Fido growls at other dogs on his walks. If you tell him to stop growling, and distract him with a treat, what has he really learned?

Here’s what YOU’RE thinking…he stopped growling so I rewarded him for that with a cookie. He won’t growl again.

Here’s what FIDO is thinking…this is cool, I growl, then mom pops me a cookie. Let’s see if this works…let’s growl more!

Think of food as a directional reward. How, when and where you deliver it all determine whether the treat teaches your dog what you intended, or something else altogether. For example, you tell Fido to sit, and you hold a treat six inches over his head, while pushing down on his butt.

Sound about right? Wrong! By holding that treat six inches over his head, you’re really teaching Fido to sit then immediately break that position in favor of jumping up to get the cookie.

Instead, start Fido standing on a closely held leash. Show him you have a cookie, by holding it at nose level-only an inch from his sniffer– while he’s standing up. Direct his attention, and nose, slightly higher by raising the cookie only enough so that he must tend toward a sit to view it. While he’s focusing upward only a couple of inches over his nose, use your other hand to push his butt down, while your cookie hand keeps the treat only a couple of inches from his nose as it moves.

As soon as he is sitting, deliver the treat to him just slightly above nose level, and slightly toward his rear. This means that to collect the treat, Fido must actually lean back into the sit more to reach it.

Mission accomplished! Food hasn’t been just randomly delivered to your dog, leaving him wondering why he got it. Instead, the food has clearly communicated how he can get this treat even faster next time, by sitting when you ask.

Getting started at a meeting or presentation with a large group can sometimes be a challenge to most leaders. The concern is how to start off in a positive, energetic, and focused way. Certainly you do not want to be waiting to get things going, but you do want the participants to pay attention to your message.
Here are three of the best physical starters to energize your group.

1. Tell your group that you are conducting an experiment and need their help. They must walk around the entire space and point to as many objects or parts of the room as they possibly can within one minute; but, as they point to something, they must call out a different name for that item. For example, pointing to a chair or bulletin board, they might call it a fridge, or a dog, or car, or a toothbrush, or a piece of gum, or whatever, it doesn’t matter. You’ll have everyone immediately participating, laughing and alert. At the end, point out that there are always opportunities for everyone to think “outside the box,” or to see things from a different perspective.

2. Have each member of your group do a quick improvisation of hearing the phone ring and then answering it (regular or cell). However, they speak using only the word “yes,” and they must change their tone of expressing it throughout. Stop the group after a minute and have them share with a partner the information about who called them and what the other person said.

3. Have all members help you with a single group improvisation. Tell them that they are to believe they are birds standing on a telephone wire looking around for the best worms to catch below. Then on your signal, they spot a worm and must go after it.

The next time you have to lead a group in a serious business training or information session, use one of these drama starters to get your group having fun while still being very focused. From that point on you’ll have them listening until the end of your presentation. It will be a session that they will always remember. Drama and actor’s techniques for improvisation are easily transferable to the business world.

Housebreaking 101

Remember that dog who just knew you didn’t want her piddling in the house? Some dogs just need a slight sense of disapproval from you, and they virtually housebreak themselves.

But you don’t have one of those dogs…or you wouldn’t be reading this!

So how do we house train the dog who just doesn’t seem to get it? Believe it or not, it’s simple.

I have two key words for you:

Confine and Observe.

While there is a great deal to know about food and water scheduling, timing can vary from dog to dog. So we’ll just concentrate here on the main concept which is to confine your dog to an appropriately sized crate when you cannot observe her.

A properly sized crate is large enough for your dog to stand up and turn around, but hardly bigger than that. If you have a puppy in a large crate, she’ll think she’s got a bedroom with a bathroom built in. She’ll wee in one corner and sleep in the other.

The correctly sized crate consists of bedroom only with no “bathroom.” So if your crate is too large, go to the pet store and purchase a crate divider so you can temporarily reduce the accessible area.

Fido should be in her crate unless you can observe her 100%. This means that when the dog is loose, she has your undivided attention. Consider attaching a 6 foot light cord to the collar so you can more easily locate the dog, and prevent her from leaving the room without you. Simply step on the cord to stop her.

At the first sign your dog needs to go, whisk her outside. Those signs include circling, sniffing, anxiousness, whining among other symptoms.

When you’re not observing your dog with full attention, you confine her to the crate. That being said, you do need to ensure your dog has liberty periodically so she’s not all day in the crate. By being diligent now, you’ll be able to give Fido years of liberty with no worries. So it’s well worth the investment in time at this stage.

Be sure you spend time playing with your dog, and also let her wander outside the crate. Avoid tossing her in the crate as punishment. Alleviate your guilt feelings by placing bones smeared with peanut butter in with her.

This method makes it impossible for your dog to have an accident. You’re either right there to take her out, or she’s in the crate where she won’t want to go. When you’ve had a month with no accidents, you can begin to let the dog earn a little more liberty, five or ten minutes at a time.

That means she can be out of your sight for a few moments at a time. But only a few. You want to build slowly on a record of success until your dog literally forgets that the house ever contained a bathroom.

For each week with no accident, you can give Fido a few more moments of liberty at a time. However, if there is an accident, go back a step, and reduce that liberty. One accident in the house erases progress made for the several previous days.

Confine and Observe your way to house breaking success. In the course of just two or three months, you’ll have a dog you can trust in the home. It’s going to be worth the effort!

Commercial real estate, private money loans also know as hard money and or bridge loans are becoming more prevalent as borrowers enjoy less red tape, quicker closings and more “common sense” underwriting than conventional financing provides. Typically though, borrowers still relay on this type of financing as an option when conventional sources are not available.

The increased speed and flexible underwriting comes at a steep price with interest only rates often in the teens, 3- 6 points being the norm and loan terms being relatively short at 12 - 36 months.

Why would owners pay such high fees/rates? In short, because it makes sense for them based on their current situation. Below are examples of transactions where it made sense for our borrowers or go the hard money route.

Grand Rapids. Small office building that was previously used as the owners business headquarters. The owner wanted to move his business out and convert the property into a multi-tenant building (investment property). To accomplish this he needed to create common areas, alter the entrance and add an elevator to the property. He needed a substantial amount of cash to make these improvements happen.

The problem was four fold: Personal credit was in the 400’s, the owner had virtually no liquidity, the owner had no development experience and the year to date, profit & loss and balance sheet showed that his business was losing money. These issues eliminated any type of conventional financing.

The owner knew that the property would be a cash cow, and drastically improve his overall financial position, if he could get the money needed to complete the project. For the lender the deal made sense as well, due primarily to the low loan to value (High equity).

In addition, the exit strategy was simple, after the building was renovated and leased out, the property would stand on its own and qualify for conventional finance base off the new cash flow.

Metro Detroit. Local business that owned six retail buildings and had its loan “called” (forced balloon) prematurely by its bank. The loan was called primarily because the business had lost money for three years in a row. The bank was nervous the borrower would go out of business. The business was forced to seek alternative financing.

Besides the above, multiple conflicting partners further complicated the matter and made conventional financing that much more difficult to obtain.

However, the properties where in solid condition and had much equity. The borrowers where able to leverage the equity and refinance their existing mortgage and roll in other business debt into the private money loan.

The result was increased cash flow enabling the business to regain profitability - even though their rate was much higher than the previous mortgage.

Cleveland. A real estate investor was in the process of purchasing a 40,000 square foot mixed use building. The seller became frustrated and began to doubt the buyer’s ability to purchase the building as the conventional lender became cautious and dragged the process out. To the buyers shock, the lender pulled out, two weeks before the scheduled close.

The primary issue for the conventional lender was that although the current net operating income could support the proposed loan, the historical (average of the last 3 years) net operating income could not meet the traditional banks Debt Coverage Ratio’s.

The buyer, fearing that he would lose the property and money he had already put into the deal, used private money to meet the closing schedule. The exit strategy to pay off the private money loan was to simply continue to document the current net operating income and refinance the debt into a conventional loan one year out.

These are typically private money scenarios, others include foreclosures, distressed properties, recent bankruptcies, lack of existing cash flow, partnership buy outs, land contract refinances, “need for speed,”etc.

Common positive traits that make the loans financeable include loan to values less than 60% and clear “exit strategies” on how the borrower is going to pay back the private money lender.

Yes, hard money is expensive, but can be a viable option given the right (Or wrong) set of circumstances.
